Tenants are not aware of the regulations their landlord and letting agent must abide by when renting a property out to them.
This is according to The Dispute Service, which stated that the letting agent or landlord has an obligation to the tenant to show them the registration to their chosen tenancy deposit scheme.
A spokesman for the service explained that it is “vital” that tenants ensure the property is covered by a deposit scheme, because of the amounts of money involved in securing a home.
“At the end of the day, there are two good lines of defence for a tenant. First of all there is tenancy deposit protection. Secondly, use a regulated agent,” he said.
The comments come shortly after housing charity Shelter revealed that more than one million tenants have been the victim of a landlord or a letting agent failing to follow regulations.
Shelter’s chief executive Campbell Robb described the findings of the study as “shocking”.
